How it works

How Porter works

From a buyer's first click to a scored lead on your desk — here's what Porter does, and how it stays honest.

The morning rhythm

While you sleep, buyers browse.

Buyers click your listings in the evenings, on weekends, the moment a property goes live — exactly when your agents are off or overwhelmed. Porter is there for every one of those conversations. It listens, it asks the right questions, and it captures what matters. Then every morning, you wake up to a lead alert email summarising your new qualified buyers, ranked and scored. You open Porter with your coffee and start your day on the people most likely to transact.

The three steps

Three steps, start to finish.

Step 01

Add your property

Upload your brochure and Porter reads it automatically, pulling out the key details. Then it asks you to answer a handful of common buyer questions — the ones buyers always ask that never make it into the listing (parking, what's included, why you're selling, chain status, and more). Answer the ones you want; skip the ones you don't. Porter uses your answers, in your words, when buyers ask.

Step 02

Buyers chat with Porter

Share Porter's link in your reply to an enquiry, a viewing confirmation, or a quick WhatsApp — anywhere you're already in touch with a buyer after they've made contact. When they open it, Porter has a natural, unhurried conversation. It answers their genuine questions about the property, and along the way it captures their budget, timeline, motivation for moving, decision-making position, and any deal-breakers. No interrogation — just a conversation buyers are happy to have, at the time that suits them.

Step 03

You wake up to ranked leads

When the conversation ends, Porter produces a structured lead intelligence report: an overall score, a breakdown across six dimensions, the captured contact and financial details, and the full transcript. Each morning's lead alert email summarises the new qualified buyers so you know, at a glance, who's worth calling first.

What Porter scores

Six dimensions, one clear picture.

Porter doesn't just collect information — it weighs it. Every buyer is assessed across six dimensions, each with a confidence indicator so you know how much evidence sits behind every number.

Financial fit

Affordability and financial readiness, calibrated to realistic UK mortgage and rental standards.

Motivation

How genuine and strong the reason for moving really is.

Timeline

How soon the buyer intends to act.

Property fit

How well this specific property matches what they need.

Decision authority

Whether this person can actually make the decision.

Engagement

The quality and depth of the conversation itself.

Honest by design

Built to be honest, not optimistic.

An inflated score that sends an agent chasing a weak lead destroys trust faster than a cautious one ever could. So Porter errs on the side of honesty. When a buyer reveals limited information, Porter says so — it won't invent confidence it hasn't earned. It uses UK-calibrated financial logic rather than naive guesses, and a buyer who simply didn't share details is never treated the same as one who's genuinely unsuitable. And throughout, Porter only ever proposes. Your agents always make the final call.
